Victorian Stamp Duty — What You Need to Know
Land transfer duty (commonly called stamp duty) is a Victorian state government tax payable when you purchase property. The amount is calculated based on the property's dutiable value — usually the purchase price.
Current Stamp Duty Rates (Victoria)
These general rates apply to contracts entered into on or after 1 July 2021.

First Home Buyer Duty Exemption
First home buyers in Victoria may be eligible for a full duty exemption (for properties under $600,000) or a partial concession (for properties between $600,001 and $750,000). The property must be your principal place of residence. Contact our conveyancing lawyers to confirm your eligibility.
Foreign Purchaser Additional Duty
Foreign nationals and certain foreign corporations purchasing Victorian residential property must pay an additional 8% surcharge on top of standard stamp duty. The 8% rate has applied since 1 July 2019; lower rates applied to earlier contracts. Speak to our lawyers if you are unsure whether the surcharge applies to you.
Principal Place of Residence Concession
If you are buying a home to live in and its dutiable value is $550,000 or less, lower concessional rates apply — you must move in within 12 months of settlement and live there for at least 12 months. This calculator uses the general rates, so contact us if the PPR concession may apply to your purchase.
